There's no single DTI cap for bank statement loans. A DTI is a fraction. On a bank statement loan, the bottom half of that ratio, total monthly income, comes from the bank statement worksheet, not from tax returns. So the way deposits are counted flows straight into the DTI.
This is educational, not underwriting or legal advice. Requirements vary by lender and program. The rules quoted below come from specific published documents as of the date checked. Always work from the current guidelines for your program.
What DTI means here
The federal ability-to-repay rule requires a creditor to consider "the consumer's monthly debt-to-income ratio or residual income" [1]. If it uses DTI, the creditor "must consider the ratio of the consumer's total monthly debt obligations to the consumer's total monthly income" [1]. Total monthly debt obligations include the new mortgage payment, simultaneous loans, mortgage-related obligations, and current debts, alimony and child support [1].
On a bank statement loan, the bottom half of that ratio, total monthly income, comes from the bank statement worksheet, not from tax returns. So the way deposits are counted flows straight into the DTI.
What published program documents say
There's no single DTI cap for bank statement loans. Here's what four published documents say, quoted so you can see the exact wording and conditions.
| Program document | What it says about DTI | Source |
|---|---|---|
| REMN Wholesale, Access Program (Non-QM) Quick Guide, Bank Statement | "Max DTI is 50%". It also says "Borrowers relying on bank statements to calculate DTI may supplement their income" with listed sources such as Social Security, pension and second job income. | [2] |
| Non-QM Bank Statement Matrix (hosted by Neptune Wholesale) | "Maximum DTI 50%." It adds that "Loans scenarios with DTI > 43% or Higher Priced Mortgage Loans (HPML) must meet the residual income test," and defines residual income as "Gross Monthly Income minus total monthly debt." For first-time homebuyers, the same matrix lists "Maximum DTI 45%." | [3] |
| Newfi Correspondent, Delegated Plus NQM Product Matrix | "50% DTI MAX - Unless noted otherwise." The higher tier reads "Up to 55% DTI - 680+ FICO / 80% LTV Max / Owner Occupied ONLY / 2 Year Full Doc ONLY." | [4] |
| Plaza Home Mortgage, Solutions Non-QM 1 Product Snapshot | The program summary lists "DTI to 55% (24-month standard doc)." Its "Alt Doc" matrices, which cover bank statements together with P&L, 1099 and asset utilization, list a max DTI of 50% in every row, and the primary-residence purchase matrix notes "First Time Homebuyer additional restrictions apply." Its residual income section sets different residual income amounts for "DTI <= 50%" and "DTI > 50%." | [5] |
What stands out:
- The headline number has conditions. In two of these documents, the higher DTI tier is tied to full or standard documentation, not bank statements [4][5].
- Residual income can come into play. The Neptune-hosted matrix and Plaza both pair DTI with a residual income requirement [3][5].
- These are snapshots. Matrices change, often without notice. Plaza's says "Guidelines are subject to change without notice" [5]. Check the current version before you quote a number to a borrower.
Why the income number comes first
A DTI is a fraction. Most of the attention goes to the debts on top, but on a bank statement loan the bottom number is where most of the judgment sits. A common way to build it is to add up eligible deposits over the look-back period, divide by the number of months, then apply the borrower's ownership share and the program's expense factor. Requirements vary by lender and program. (See the bank statement income calculator guide for the full walk-through.)
Every step in that chain can move the DTI:
- Deposits that aren't income. Transfers between the borrower's own accounts, refunds and returned items are commonly excluded (see excluding transfers and refunds). Left in, they make income look higher than it is.
- The expense factor. A fixed percentage, a CPA letter or a P&L can produce different net income from the same deposits (see expense factor on bank statement loans).
- Ownership percentage. On business statements, income is commonly multiplied by the borrower's ownership share (see ownership percentage).
- 12 vs 24 months. A different look-back period can change the average.
If underwriting recalculates income lower than the figure you used, the DTI goes up. That's how a file that looked fine at pre-qual comes back with a condition, or doesn't fit the program at all.
A worked example (sample figures)
Sample figures for illustration only. This is not a real borrower and not any lender's rule. The 50% expense factor below is a sample input, not a recommendation.
A sample borrower has 100% ownership of a business. Monthly debts, including the proposed housing payment, total $4,500.
| Version A: transfers left in | Version B: transfers excluded | |
|---|---|---|
| Average monthly deposits counted | $22,000 | $20,000 |
| Sample expense factor | 50% | 50% |
| Qualifying monthly income | $11,000 | $10,000 |
| DTI ($4,500 ÷ income) | 40.9% | 45.0% |
In Version A, $2,000 a month of transfers from the borrower's own savings account were counted as deposits. Taking them out drops qualifying income by $1,000 and raises the DTI by about four points. Arc Home's announcement, for example, lists "LTV/CLTV > 80%: Max 45% DTI" for first-time homebuyers on its Access Alt Income program, and says borrowers with 24 months of documented rental history are not subject to that limit [6]. Against a 45% limit like that, Version B sits right at the cap with no room left. Under a 50% cap there's more room. Either way, Version B is the number that should go into the file.
How to keep DTI surprises out of underwriting
- Build the income figure from a worksheet before you quote a DTI. Check that each statement's opening and closing balances tie out and that no months are missing.
- Strip out non-income deposits first. Transfers, refunds and returned items are the usual suspects.
- Use the program's actual expense factor and ownership share, not a placeholder.
- Check the current matrix for the DTI cap and any conditions such as documentation type, LTV, credit score, reserves or residual income.
- Leave room. If a file only works right at the cap, a small income adjustment in underwriting can push it over.
Where StatementReady fits
StatementReady does not calculate DTI. It helps with the income side of the ratio. Upload the borrower's bank-statement PDFs and you get a worksheet with every transaction row, which you can edit. Each statement is checked to the cent (opening balance plus credits minus debits must equal the closing balance), and missing months are flagged. Statements that don't reconcile, or can't be checked, are marked Unverified, and exports carry that warning.
The worksheet works out average counted deposits × ownership % × (1 − expense factor). You enter the ownership % and the expense factor from your lender's program on the loan file. Matched internal transfers, refunds, tax refunds and returned items are excluded automatically, and you can override any item. Deposits that look like wages or payroll aren't counted by default either, and you can count any of them back.
You take the income figure and work out the DTI with your own debt figures and your lender's rules. StatementReady doesn't make a credit decision. You review the flags, and you and your lender stay responsible for checking the results against program guidelines.

FAQ
What is the max DTI on a bank statement loan?
It depends on the program. Several of the published non-QM documents above list 50% as the general maximum [2][3][4][5], and some programs allow higher DTI only under specific conditions or document types [4][5]. Check the current guidelines for the program you're submitting to.
Does StatementReady calculate DTI?
No. It produces a worksheet, with each statement checked to the cent, and an income figure based on the settings you enter. You and your lender calculate DTI and decide whether the file fits the program.
Why did underwriting come back with a higher DTI than I quoted?
It can be because they calculated income differently, for example by excluding deposits, using a different expense factor or look-back period, or applying an ownership share. Comparing your worksheet with theirs line by line can show where the gap is.
