During a recent inspection I found that a single missed tile can push a repair bill into the thousands. That margin is not just a cost; it signals a flaw in the concrete substrate that can propagate. The following concrete maintenance workflow mitigates crack growth and preserves pool integrity.
Visual and ultrasonic inspection: scan the slab for microcracks and voids. Use a 3-inch depth probe to detect subsurface fissures that are not visible.
Surface preparation: clean with a high-pressure washer, then apply a penetrating epoxy sealer. The sealer reduces moisture ingress and gives the repair material a bond surface.
Crack filling: for cracks up to 1/4 inch, use a two-component polyurethane filler. For larger fissures, use a hydraulic cement patch that expands under pressure.
Curing: maintain temperature above 50°F and keep the surface damp for 48 hours. This controls shrinkage and prevents new cracks from forming.
Monitoring: install a crack gauge at the most active joint and log readings weekly. A change of more than 0.02 inches per month flags a need for re-inspection.
By following this routine, the likelihood of a missed tile escalating into a multi-thousand dollar repair drops dramatically. Regular maintenance is the only reliable way to protect the investment.
